The
proposed H-8 site is surrounded by several zoning districts within
San Luis Obispo, some allowing development of multi-family housing
units.
R-1
zoning, low density residential, to the west allows 7 units
per acre.
R-2 zoning, medium density residential, to the south allows
12 units per acre.
R-3 zoning, medium-high density residential, to the north and
west allows 18 units per acre.
The
85 proposed units equal 78.72 Density Units, creating a development
with 14.11 units per acre. This density and use are consistent
with the zoning of the neighboring properties and although outside
the city limits, also follow the city's policy of encouraging
higher density housing along major routes.
The
proposed H-9 site is also surrounded by several zoning districts.
R-1
to the west allows 7 units per acre.
R-2 to the south allows 12 units per acre.
C/OS zoning, conservation/open space, abuts the west border
of the H-9 site near the northern end
The
H-9 development would yield 7.33 units per acre, using the San
Luis Obispo Planned Development Ordinance 25% density bonus. This
site is also consistent with the zoning of the neighboring properties
in terms of density and use.
